Buyers
A young couple loved a condo at the top of their budget. I noticed the window glazing units were no longer sealed and explained the replacement cost. They moved on before paying for an inspection.

Who I help
Your first home, your next home or a condo. Find the price you can live with, not just the one the bank approves, and a property that fits your ten-year plan.
BuyersMoving up, downsizing, settling an estate or starting over. Plan the sale and the next move together, with the net in mind.
SellersBuying or selling a duplex or triplex. Plain math on what the building needs, what you can carry and when to sell.
InvestorsHow I work
More than a decade in the window business taught me to spot quality versus standard materials, structural warning signs and windows near the end of their life. The inspection still matters. I start asking the questions before it.
Owning costs more than the mortgage and taxes. I regularly talk buyers down from their approval amount, especially first-time buyers.
I won't hide a property's value from a seller to get a buyer a bargain, and I won't inflate it to win a listing.
Your first home, your plex or your downsized home should fit where you want to be in ten years.
Results
Buyers
A young couple loved a condo at the top of their budget. I noticed the window glazing units were no longer sealed and explained the replacement cost. They moved on before paying for an inspection.
Investors
A family bought a triplex in 2005 for $270,000, a year after their first home. Today it is worth about $1.2 million, fully paid off, and the rents fund their retirement.
Sellers
A seller followed my advice to paint, declutter and replace carpet with hardwood, about $10,000 of work. He sold for $40,000 more than he had hoped.

About
I have been a licensed real estate broker since 2003. Before that, I was a professional buyer for a major Canadian dairy, and from 2011 to 2024 I was in the window and door business. That combination is why I look at a house the way I do: what it will cost you after you own it, not just what it costs today. I work in English and in French.
What I look at in a building, how to buy without stretching, how to plan a downsize and how plex numbers really work. I'm not selling entertainment, I'm selling real estate.
