Downsizing

After 15 or 20 years in a house, the stairs and the yard start to feel like work. Downsizing isn't about a smaller home; it's about comfort and freedom. We start with the net, not the headline price, and look at your options: a smaller house, a condo or renting for a while.

An estate or inherited property

Estates move at the pace of the notary and the heirs. I work with the liquidator (executor), the notary and the family to prepare, price and sell the property clearly and fairly, and I keep every heir informed.

A separation or divorce

Selling a shared home during a separation needs calm, neutral communication. I keep both owners equally informed, work alongside the lawyers or mediator already involved, and keep the process on facts and timelines.

How I sell a home

Six steps, in this order

  1. Meet earlySix months before you sell is better than six days. There is time to decide which work matters and which documents to find.
  2. Price to evidenceSold properties, current competition and your home's condition, not the neighbour's asking price. I price to true value; I won't inflate it to win a listing.
  3. Prepare the houseSpend only on what buyers respond to. A well-prepared home leaves buyers fewer points to negotiate after the inspection.
  4. Launch deliberatelyThe first week is when the most interested buyers notice a listing. Price, photos and presentation are ready before it goes live.
  5. Read the signalsVisits, repeated questions and competing listings, not one quiet showing.
  6. Compare offers on their full termsFinancing, conditions, dates and inclusions. The best price has to survive the conditions.

A result

$10,000 of preparation, $40,000 more than hoped

A seller followed my advice to paint, declutter and replace carpet with hardwood, about $10,000 of work. He sold for $40,000 more than he had hoped.
